Is funding guaranteed when I submit a deal?

No. Submitting a deal means active lenders in the community can review it and reach out if they want to fund it. There is no guaranteed commitment. The quality of your deal presentation, your track record, and the deal fundamentals determine lender interest.

What information do I need to submit a deal?

Property address and details, purchase price, rehab budget (if applicable), ARV, requested loan amount, LTV, your exit strategy, your timeline, and a brief summary of your experience. The more complete your submission, the faster lenders can evaluate it.

How fast can I get funded?

There is no set timeline - it depends on your deal, your presentation, and lender availability. Members have funded deals within days of submitting. Others take longer. Having a complete, well-packaged deal submission is the single biggest factor in speed.

Do I need a track record to join?

A track record helps significantly with lender confidence. If you are newer, be transparent about your experience level and focus on deals where the numbers are especially strong. Lenders fund deals, not resumes - but experience matters.

What deal types do lenders fund here?

Fix and flip, BRRRR, new construction, bridge financing, and cash-out refinance on investment properties. The community does not fund primary residence purchases or owner-occupied properties.

Can I be both a lender and a borrower?

Yes. Some members participate on both sides depending on the deal. Contact us about membership options if you want access to both the Lenders and Borrowers channels.

Is this a securities offering or regulated lending platform?
